When you're house hunting, everyone talks about square footage, bedroom count, and kitchen updates… but let’s be real — those aren’t always the things that make or break the decision. After helping dozens of Utah buyers find their “just right” homes, I’ve noticed it’s often the unexpected details that stick.

Here are 7 oddly specific (but surprisingly important) things my clients care about when choosing a home — and maybe you will too:


1. Where the Sun Hits in the Morning
Is there a cozy breakfast nook that gets warm, golden light? Buyers feel this more than they think. Natural light can literally change your mood — and morning coffee just hits different with sunshine.

2. The “Vibe” of the Street
It’s not just about location. It’s the street itself. Some buyers want tree-lined and quiet. Others want bikes and kids and neighbors saying hi. You’re not just buying a home — you’re buying a micro-community.

3. Closet Flow
Weirdly deep and narrow closets? Too many tiny ones? Not enough near the entry? Closet layout is one of those things buyers don’t always notice until they’re walking through and thinking, “Where would I even put my coat?”

4. Window Views — for the Dog (or Cat)
Yes, pet vibes matter. People want their pup to be able to watch the street or sunbathe by a back slider. I’ve had more than one buyer say, “Fluffy would love this window.”

5. Noise Weirdness
Train tracks a mile away. A neighbor’s wind chimes. A weird echo in the living room. These little things create emotional responses buyers don’t always explain — but they absolutely affect decisions.

6. The Entryway “Feel”
When you walk in the front door, what do you feel? Peace? Chaos? Confusion? That split-second first impression — even just walking into the foyer — sets the tone for the entire tour.

7. Where You’d Put the Christmas Tree
You’d be shocked how many people walk through and say, “Where would the tree go?” Or, “Is there a spot for a piano?” These details make a home yours.
