Touring a new construction home is exciting — everything is shiny, fresh, and full of possibilities. But here’s what most buyers don’t realize: if you walk into a model home without a Realtor, you may lose your right to free representation and give up critical protection in the process.


1. You May Not Be Allowed to Add a Realtor Later

This is one of the biggest risks. Many builders require your Realtor to be with you on your first visit. If you walk in alone, the builder may block you from adding an agent later — even if you realize you want one. That means no advocate to negotiate, no one to review the contract, and no protection for your interests.

(According to the National Association of REALTORS®, in 2024 most new-home buyers want — and benefit from — having their own agent representation during the process.)

2. The “Base Price” Isn’t the Final Price

That attractive starting number? It’s just the beginning. Flooring, cabinets, countertops, landscaping, appliances, and even window coverings are often considered upgrades. Once you add the features you want, the final cost can jump by tens of thousands of dollars.

Builder contracts are written by their attorneys with one goal: to protect the builder. Deadlines, warranty terms, and cancellation policies almost always lean in their favor. Without a Realtor looking out for you, you could miss important protections.

Here’s the part most buyers never hear: in nearly every case, the home will cost the same whether you have a Realtor or not. 

    That means you’re walking away from free representation if you go in alone.

Without a Realtor → You pay the same price, but you give up your chance at representation.
