What’s Actually Happening in My Head During a Home Showing

Home showings aren’t quiet — but there’s a lot happening beneath the surface.
While you’re opening closets, imagining furniture, and asking if the couch will fit, my brain is running a parallel track.
Not because you can’t handle it — but because you shouldn’t have to.
This is what I’m thinking while we walk through a house together.
1. When You Say “Sorry, I’m Being Picky”
I immediately want you to stop apologizing.
You’re not being picky. You’re making a major financial and emotional decision. Wanting to understand a home — really understand it — is exactly what you’re supposed to be doing.
What I’m thinking is: good, they care.
2. When You Start Falling in Love
I let that happen.
Emotion matters. This is your future home, not a spreadsheet.
At the same time, I’m quietly sorting things into buckets: • Easy fixes vs. expensive fixes • Short‑term compromises vs. long‑term frustrations • “Annoying but livable” vs. “this will wear on you over time”
My job isn’t to interrupt the excitement — it’s to balance it.
3. When a Home Is Beautifully Staged
Staging can be helpful. It can also be distracting.
So while you’re admiring the decor, I’m paying attention to: • Actual room size • Flow from space to space • Storage once the furniture is gone
Pretty is great. Functional is better.
4. When You Ask “Can We Change This?”
I don’t just hear the question — I hear what’s behind it.
I’m already thinking about cost, timelines, permits, and whether that change helps or hurts you later when it’s time to sell.
Some changes are simple. Some are expensive. Some aren’t worth doing at all.
Helping you tell the difference is a big part of my role.
5. When You Worry About Being a ‘Difficult’ Buyer
Careful buyers aren’t difficult.
Asking questions, needing clarity, and wanting reassurance isn’t a problem — it’s how smart decisions get made.
What This Really Comes Down To
You don’t need to know everything about houses.
Your job is to react honestly — what you like, what you don’t, what gives you pause.
My job is to think ahead, connect the dots, and help you choose a home you’ll still feel good about long after the excitement wears off.
That’s what’s happening — even when it feels like we’re just walking through a house together.
